Researching Before You Buy

Whether you are new to online land sales or have purchased land online before, you know doing research on a property before buying is in your best interest. The buyer is responsible for checking the suitability and quality of the property to ensure it is a good fit for their budget and goals. Conducting proper research can help you know all the details about the land so there are no surprises after the purchase.

At USA Land Sales, we strive to provide thorough listings to help buyers find the land that’s right for them. However, all the properties you’ll find on our website have been purchased for resale on a sight-unseen basis. The photos we provide are of the general area in which the land is located and not actual photos of the land, unless otherwise noted on the land listing page.

How to Conduct Research Before You Buy

Most of the land we feature on USA Land Sales is specified as raw land. This means the land is in its natural state. There is usually some, but limited road access; but there are no utilities such as water, electricity, gas, communications, drainage, landscaping, or structures of any kind.

For these reasons, we encourage every buyer to do research before any purchase. One of the best ways to perform your research is to call the state or county agency in which the land is located. USA Land Sales is dedicated to helping you complete your due diligence before purchasing property for sale through our website.

Each tract of land is assigned a unique APN, or Assessor Parcel Number, by the tax assessor. You can use the APN to identify land and property details. In the case of raw land, which does not have a traditional address, an APN is used in place of an address.

On USA Land Sales, you will find the APN located on each land profile page. The APN is unique to each parcel of land for sale. As a prospective buyer, you can call the Tax Assessor or County Clerk’s office in which a particular parcel is located, give them an APN, and receive additional information about the property you are interested in purchasing.

If possible, you should personally examine the land and even take an inspector with you to ask the right questions and give you an accurate assessment of its value. When buying land, some important factors to consider include:

  • Zoning requirements (if you’re planning to develop the land)
  • Surrounding sounds and smells
  • Natural hazards (soil or water problems, history of or potential for fires, floods, landslides, earthquakes, etc.)
  • Elevation and stability of the land
  • Easements, boundaries, and restrictive covenants
  • Utilities (water rights and potability, depth of the water table, access to utilities and sewage, etc.)
  • Appraisal

Legal Descriptions of Properties: What You Need to Know

It’s important to understand the four types of Property Legal Descriptions:

  • Metes and bounds: Metes refer to distance and bounds refer to direction.
  • Government land survey: Rectangular land survey system
  • Lot and block numbers: Division of subdivisions
  • Monuments: Similar to metes and bounds with the Point of Beginning (POB) being a man-made, physical monument or natural feature
